Smart Growth, Redevelopment & Community Benefits Guiding Growth With Purpose

 

This chapter outlines how a Loyad Booker administration will guide redevelopment intentionally — focusing growth where infrastructure, transit, and jobs already exist, while protecting affordability, neighborhood stability, and taxpayer interests. Redevelopment is not an end in itself.

It is a tool to strengthen Bayonne’s finances, repair aging infrastructure, support public institutions, and improve quality of life.

Where Redevelopment Will Be Focused Future redevelopment efforts will be directed to areas best positioned to absorb growth and deliver public benefit:

 The Broadway commercial corridor

 Areas surrounding Bayonne’s light rail stations

 The Studio 1888 district and adjacent employment zones

 

These locations offer existing transit access, job proximity, and regional connectivity, allowing Bayonne to grow without overwhelming residential neighborhoods. Infrastructure Comes First Redevelopment will be conditioned on infrastructure readiness.

A Loyad Booker administration will require that major projects align with:

 Water and sewer capacity improvements tied to the Long Term Control Plan

 Stormwater management and flood mitigation upgrades

 Street, sidewalk, and utility modernization

Growth will not be approved unless infrastructure can support it — protecting residents from service failures and unexpected costs.
